01 · When Metal Wins

Standing seam metal is the 50-year commercial asset.

Single-ply membranes (TPO, EPDM) are 20–30-year assets. Standing seam metal is a 50–70-year asset. That's the choice frame for commercial owners making a 30-year capital decision: pay 2× upfront for 2.5× the service life, plus the operational benefits metal brings that membranes cannot match.

The operational benefits are specific. Zero penetration solar integration — S-5! clips grip the seam ribs without penetrating the roof plane, so solar arrays install without voiding the roof warranty. Hurricane-zone wind ratings of 170 mph (22-ga mechanical seam) that no single-ply reaches. Architectural appearance in 25+ Kynar colors — for medical office buildings, heritage commercial, schools, and institutional projects where the roof is a visible architectural element rather than a hidden utility. And cold-climate performance where metal's snow-shedding geometry keeps roofs clear where membranes accumulate ice dams.

We install standing seam metal on automotive and EV manufacturing facilities where the 50-year horizon matches the plant's expected operating life, on food processing plants needing agricultural-appearance exteriors, on medical office buildings and biotech facilities in the Research Triangle where architectural quality matters, and on heritage-district commercial retrofits across NC and SC where standing seam reproduces 1800s tin-roof appearances with modern warranty coverage. For owners who plan to hold the building past one financial cycle, standing seam's NPV beats every alternative. And if you already own a metal roof that's leaking, start with commercial metal roofing repair — most seam and flashing failures don't justify replacement.

03 · Installation Process

Our standing seam metal installation process.

Metal install is substantially different from single-ply. The process below follows NRCA Architectural Metal Manual specifications and Metal Roofing Alliance best practices. Lead time from contract to completion on a 40,000 sqft commercial metal roof: 4–6 weeks including panel fabrication and weather-window management.

01

Structural assessment & panel layout

Drone survey and structural engineering review. Standing seam requires framing every 4–6 feet OR a proper structural substrate — we verify load path, confirm panel profile matches wind zone (24-ga for inland, 22-ga for coastal), and generate the panel-layout drawing for fabrication. Fabrication typically 2–4 weeks lead time.

02

Tear-off & substrate preparation

Existing roof removed phased to maintain weather coverage. Deck inspected, damaged sheathing replaced, structural fasteners verified. Synthetic underlayment (not felt) installed to full deck — Grace Ice & Water at valleys, eaves, and penetrations. Cleats and clips laid out on layout drawing grid.

03

Panel fabrication

Panels roll-formed to exact lengths (up to 60 feet single-piece for long commercial roofs — no field splicing unless unavoidable). On-site mobile fabrication for long-run panels; partner-shop fabrication for stock lengths. Kynar 500 finish in specified color, with protective film for install-period.

04

Clip installation & first panel

Concealed stainless-steel clips installed on 18–24 inch centers per wind-uplift calc — clips hold the panel without penetrating the weather plane. First panel set plumb and aligned to eave and rake, anchored at eave edge with hemmed starter strip. All subsequent panels reference the first.

05

Panel installation & seam closing

Panels snap-locked or mechanically seamed per spec. For mechanical seam: field roller crimps both panel edges into double-lock closure — this is the operation that separates a 50-year metal roof from a 25-year one. Penetration flashings field-formed from matching metal, soldered or mechanically sealed.

06

Accessories, trim & handoff

Ridge caps, gable trim, valley flashings, snow guards (if spec'd), eave drip edge, and penetration flashings all installed to manufacturer detail. Kynar 500 paint warranty registered (30 years) and manufacturer substrate warranty registered (up to 35 years). Digital as-built drawings, color cards, and maintenance schedule delivered.

04 · Metal Roofing Repair

Commercial metal roofing repair — seams, flashings, and panel replacement.

Not every metal roof problem is a replacement problem. Most of the metal roofing repair calls we take across Asheville, Hendersonville, and the broader Southeast come down to four failure points: penetration flashings that have pulled away from the panel, exposed fasteners at trim and ridge that have backed out, end-laps that opened as panels thermally cycled, and mechanical seams that were never fully rolled at original install. Each has a specific repair — re-formed flashings in matching metal, fastener replacement with oversized gasketed screws, seam re-rolling with a field crimper — and none of them requires tearing off a roof with 20+ years of life left in it.

Panel-level damage from hail, fallen limbs, or isolated corrosion gets a panel swap matched to the existing profile, gauge, and Kynar color — whether the roof is commercial-spec 24-ga or 22-ga, or an older 26-gauge system we're matching in place. After storm damage, we document seam and panel condition for the insurance claim so the carrier sees repair scope versus replacement scope clearly. And when a metal roof is genuinely past repair economics — widespread substrate corrosion, failed coatings across the field — we'll show you the math on restoration versus replacement rather than defaulting to the bigger ticket.

05 · Solar Integration

Why standing seam metal is the best commercial solar substrate.

Commercial solar has been the fastest-growing roof-integration use case in the Southeast since 2022, driven by the IRA tax credit expansion (30% ITC + direct-pay options for nonprofits and state-owned commercial) and net-metering rule updates in NC and SC. Standing seam metal is the best roof substrate for commercial solar because of one specific design advantage: clip-based non-penetrating mounting.

S-5!, AceClamp, and PMC brackets grip the vertical rib of the standing seam panel with mechanical pressure. No screws, no bolts, no roof-plane penetrations. The clip transfers panel-array load through the seam rib into the structural deck without compromising the weather plane. Engineering calcs show a 1,000-pound uplift rating per standard S-5! clip — more than enough for any commercial solar array in commercial wind zones.

Compare that to single-ply membrane solar installs, which require ballasted racking (heavy concrete weight on the roof adding 8–12 pounds per square foot) or fastened racking (every rack leg is a roof penetration requiring flashing and warranty coordination). Metal roofs skip both problems. When we quote a standing seam job for a building considering future solar, we include solar-clip-compatible seam profile as a standard spec so the building is solar-ready without retrofit complication.

Questions about commercial standing seam metal.

How do you repair a commercial metal roof?
Commercial metal roofing repair starts with a seam-by-seam inspection — most leaks on standing seam roofs trace to failed penetration flashings, backed-out clip fasteners at trim, open end-laps, or a seam that was never fully crimped, not to the panels themselves. Repairs then match the failure: penetration flashings are re-formed from matching-gauge metal and mechanically sealed; loose or oil-canned panels are re-clipped; open mechanical seams are re-rolled with a field seamer; and isolated corrosion or impact damage gets a panel swap with matching profile, gauge (24-ga, 22-ga, or 26-ga), and Kynar color. What we don't do is smear mastic over a seam — that traps water and accelerates corrosion. For roofs past 35–40 years, we'll tell you straight whether a repair or a restoration coating is the better dollar.
Is 26 gauge standing seam metal roofing good enough for commercial buildings?
26-gauge standing seam metal roofing is a residential and light-agricultural spec — thinner steel, more prone to oil-canning on long commercial panel runs, and it won't carry the wind-uplift ratings most commercial wind zones require. For commercial work in NC, SC, GA, and TN we spec 24-gauge as the standard and 22-gauge for coastal hurricane zones. Where we do see 26-ga is on existing buildings we're called to repair — and we repair 26-ga roofs with matching-gauge material so panel profiles seat correctly. If you're bidding new commercial construction and a quote specs 26-ga to hit a price point, that's a flag worth questioning.
Why is standing seam metal more expensive than TPO?
Standing seam metal runs $16–28 per square foot installed versus $8–14 for TPO because of three factors. First, material cost: 24-ga galvanized or Galvalume steel with Kynar 500 PVDF finish costs 3–4× the raw material of a TPO membrane. Second, fabrication: panels are roll-formed to exact lengths (often 40+ feet single-piece) requiring mobile fab equipment on site or at a fabrication partner. Third, labor: standing seam requires concealed-clip installation, precise panel alignment, and mechanical or snap-lock seaming — skilled labor at roughly 2.5× the per-sqft time of single-ply. What you get in return: 50+ year service life, 30-year paint warranty, wind rating to 170+ mph, and zero maintenance through that window.
24-gauge or 22-gauge — which thickness should I spec?
24-gauge is the commercial standard in the Southeast and meets all NC, SC, GA, TN commercial wind-uplift requirements. 22-gauge is the coastal-SC and FL hurricane-zone upgrade, adding approximately $2.00–3.50 per square foot but increasing wind resistance to 170+ mph Class 90 uplift rating. For inland industrial facilities in NC and TN, 24-gauge is correct. For anything within 30 miles of the SC or GA coast, 22-gauge with Miami-Dade Product Approval is the spec we default to. For hurricane-zone municipal or institutional buildings, 22-gauge is typically specified regardless of proximity to coast.
Snap-lock vs mechanical seam — what's the difference?
Snap-lock panels (1.5-inch rib, 1-inch or 1.75-inch) seam together via a pressure-fit design — fast install, rated to roughly 90 mph wind uplift, good for most commercial applications where budget is constrained. Mechanical seam panels (typically 2-inch or 3-inch rib) require field seaming with a mechanical roller crimping the seam closed — slower install, 170+ mph wind rating, tighter watershed, required for coastal zones and hurricane-rated commercial. For food processing plants and agricultural buildings in WNC, we typically spec mechanical 2-inch seam as a default for longevity; for retail and low-wind interior commercial, snap-lock is fine.
Will a standing seam metal roof be noisy in rain?
No. The perception of metal-roof noise comes from unconditioned agricultural buildings — barns and storage sheds without insulation between the metal and interior space. Commercial standing seam metal is always installed over insulated roof assemblies (R-25 or higher) with a cover board and deck underneath. The combined acoustic dampening means rain noise inside a commercial building with standing seam metal is indistinguishable from rain noise under an asphalt shingle roof. We've installed metal on medical office buildings, schools, and food processing where acoustic performance matters — no complaints documented.
What finish options are available for commercial standing seam?
Three primary options. Kynar 500 PVDF (polyvinylidene fluoride) is our default commercial finish — 30-year paint warranty, 25+ standard colors (white, gray, bronze, charcoal, weathered zinc, blues, greens, architectural reds), chalk and fade resistance rated by AAMA 2605. Mill-finish Galvalume is the lowest-cost option at $14–16/sqft installed — silvery metallic appearance, 25-year warranty, ideal for agricultural processing and utility buildings. Custom Kynar colors are available for architectural commercial projects — minimum order quantities apply, and color-matching to existing building trim is routine.
Can you install solar panels on a standing seam metal roof?
Standing seam metal is the best roof system for solar integration in commercial applications. Panel clips (S-5!, AceClamp, PMC) attach directly to the seam ribs with non-penetrating mechanical grip — no roof penetrations, no warranty voidance, no flashing risk. The clips rated for 1,000-pound uplift per clip accept standard solar racking systems. We've installed 400 kW arrays on standing seam metal warehouse roofs with zero roof penetrations and intact manufacturer warranty on both systems. This is a structural advantage TPO and EPDM cannot replicate without rooftop racking penetrations.
What's the installation timeline for a commercial metal roof?
For a 30,000 sqft commercial building: 14–21 working days weather permitting. A 100,000 sqft distribution or manufacturing facility: 35–50 days. Timeline drivers: panel fabrication lead time (2-4 weeks for custom lengths), weather windows (metal install is weather-sensitive during precipitation), and structural substrate preparation. Tear-off of existing low-slope roofs adds 20–30% to timeline. We deliver a phased Gantt schedule with every metal-roof bid so building engineering can plan facility access.
Is standing seam metal a good fit for historic or heritage commercial buildings?
Historic-commercial retrofits are one of our strongest use cases for standing seam. Custom panel profiles (double-lock batten seam, flush-lock standing seam, mechanically-seamed batten cap) reproduce the appearance of original tin or terne metal roofs from the late 1800s. Kynar finishes in aged-copper, weathered-zinc, and patinated-bronze replicate historic appearances with 30-year warranty life. We've done heritage-district retrofits across NC and SC where the State Historic Preservation Office approved standing seam as historically-appropriate with specific profile and finish specifications.
