Metal install is substantially different from single-ply. The process below follows NRCA Architectural Metal Manual specifications and Metal Roofing Alliance best practices. Lead time from contract to completion on a 40,000 sqft commercial metal roof: 4–6 weeks including panel fabrication and weather-window management.

Structural assessment & panel layout

Drone survey and structural engineering review. Standing seam requires framing every 4–6 feet OR a proper structural substrate — we verify load path, confirm panel profile matches wind zone (24-ga for inland, 22-ga for coastal), and generate the panel-layout drawing for fabrication. Fabrication typically 2–4 weeks lead time.

Tear-off & substrate preparation

Existing roof removed phased to maintain weather coverage. Deck inspected, damaged sheathing replaced, structural fasteners verified. Synthetic underlayment (not felt) installed to full deck — Grace Ice & Water at valleys, eaves, and penetrations. Cleats and clips laid out on layout drawing grid.

Panel fabrication

Panels roll-formed to exact lengths (up to 60 feet single-piece for long commercial roofs — no field splicing unless unavoidable). On-site mobile fabrication for long-run panels; partner-shop fabrication for stock lengths. Kynar 500 finish in specified color, with protective film for install-period.

Clip installation & first panel

Concealed stainless-steel clips installed on 18–24 inch centers per wind-uplift calc — clips hold the panel without penetrating the weather plane. First panel set plumb and aligned to eave and rake, anchored at eave edge with hemmed starter strip. All subsequent panels reference the first.

Panel installation & seam closing

Panels snap-locked or mechanically seamed per spec. For mechanical seam: field roller crimps both panel edges into double-lock closure — this is the operation that separates a 50-year metal roof from a 25-year one. Penetration flashings field-formed from matching metal, soldered or mechanically sealed.

Standing seam metal is the best roof substrate for commercial solar because of one specific design advantage: clip-based non-penetrating mounting.

S-5!, AceClamp, and PMC brackets grip the vertical rib of the standing seam panel with mechanical pressure. No screws, no bolts, no roof-plane penetrations. The clip transfers panel-array load through the seam rib into the structural deck without compromising the weather plane. Second, fabrication: panels are roll-formed to exact lengths (often 40+ feet single-piece) requiring mobile fab equipment on site or at a fabrication partner. Third, labor: standing seam requires concealed-clip installation, precise panel alignment, and mechanical or snap-lock seaming — skilled labor at roughly 2.5× the per-sqft time of single-ply. What you get in return: 50+ year service life, 30-year paint warranty, wind rating to 170+ mph, and zero maintenance through that window.
24-gauge or 22-gauge — which thickness should I spec?
24-gauge is the commercial standard in the Southeast and meets all NC, SC, GA, TN commercial wind-uplift requirements. 22-gauge is the coastal-SC and FL hurricane-zone upgrade, adding approximately $2.00–3.50 per square foot but increasing wind resistance to 170+ mph Class 90 uplift rating. For inland industrial facilities in NC and TN, 24-gauge is correct. For anything within 30 miles of the SC or GA coast, 22-gauge with Miami-Dade Product Approval is the spec we default to. For hurricane-zone municipal or institutional buildings, 22-gauge is typically specified regardless of proximity to coast.
Snap-lock vs mechanical seam — what's the difference?
Snap-lock panels (1.5-inch rib, 1-inch or 1.75-inch) seam together via a pressure-fit design — fast install, rated to roughly 90 mph wind uplift, good for most commercial applications where budget is constrained. Mechanical seam panels (typically 2-inch or 3-inch rib) require field seaming with a mechanical roller crimping the seam closed — slower install, 170+ mph wind rating, tighter watershed, required for coastal zones and hurricane-rated commercial. For food processing plants and agricultural buildings in WNC, we typically spec mechanical 2-inch seam as a default for longevity; for retail and low-wind interior commercial, snap-lock is fine.
Will a standing seam metal roof be noisy in rain?
No. The perception of metal-roof noise comes from unconditioned agricultural buildings — barns and storage sheds without insulation between the metal and interior space. Commercial standing seam metal is always installed over insulated roof assemblies (R-25 or higher) with a cover board and deck underneath. The combined acoustic dampening means rain noise inside a commercial building with standing seam metal is indistinguishable from rain noise under an asphalt shingle roof. What finish options are available for commercial standing seam?
Three primary options.
